Sophia Jeffery, one of seven recipients, received the Dorothy Richardson Award for the Northeast Region in Kansas City, MO on Friday night from NeighborWorks America for her community work in Springfield. Congratulations Sophia! Sophia was the President of Springfield NHS for the past 33 years.

As you may be aware, Springfield NHS is a non-profit organization with the mission to transform families and revitalize distressed neighborhoods through sustainable homeownership development, recycling of blighted properties and resident empowerment. A chartered member of the national NeighborWorks® network, Springfield NHS has for more than three decades helped thousands of families improve the quality of their lives through its Full-Cycle Lending™ methodology that includes:

  • Targeted neighborhood revitalization and stabilization,
  • Pre-purchase counseling and education to prospective homebuyers,
  • Technical assistance throughout the home-buying process,
  • Creative lending products to assure sustainable affordability, and
  • Post-purchase services that include foreclosure intervention counseling.

Clearly, challenges now abound in the economy and housing market that are unprecedented in most of our lifetimes. Nonetheless, by addressing the obstacles thoughtfully and synergistically, we can transform dark yesterdays into bright tomorrows. Thus, we think it important to take a little time in order to celebrate successes achieved collaboratively, thank our stakeholders, and calibrate for a sustainable future.

Thus, we’ve planned our annual dinner for the evening of June 2, 2011 from 6pm to 9pm. The event will be held at the beautifully-renovated Judd Gymnasium on the campus of Springfield College.

Employer Assisted Program

MassMutual and Baystate Health provide some of their employees with financial assistance to purchase homes in Springfield. However, Baystate Health does not provide assistance for homes purchased in Atwater or Forest Park neighborhoods; but, MassMutual has no neighborhood restriction. Wherever they purchase within the city, employees must complete homebuyer education and provide a down payment of 1 ½% to qualify for assistance.

In addition, MassMutual offers financial assistance to their employees who purchase within targeted neighborhoods. Baystate Health, American International College and Springfield College offer financial assistance to their employees who purchase within targeted neighborhoods, who are income eligible. Springfield Neighborhood Housing Services provides matching funds from DHCD (Dept of Housing and Community Development) to MassMutual employees, Baystate Health employees, American International College employees and Springfield College employees. Eligible neighborhoods are those contiguous to the State St corridor and, in the case of Baystate employees, the North End of Springfield.

Lastly, Mental Health Association provides financial assistance to their employees who purchase homes.  However, the assistance is not restricted to employees who purchase in Springfield.  Please check with your employer for more information regarding the Employer Assisted Program.


HUD Counseling Grant

Springfield NHS is pleased to announce that we are one of  two recipients receiving the HUD Counseling Grant worth $86,000.  Richard a. Walega, U.S. Housing and Urban Development (HUD), Regional Administrator will announce $4.1 million in housing counseling grants to 20 MA agencies.  This announcement will take place on Tuesday, January 11th at 10am (est) at our office located at 111 Wilbraham Road, Springfield, MA 01089.

The housing counseling grants will assist families in becoming first-time homeowners and remaining homeowners after their purchase.  HUD-approved counseling agencies not only provide home ownership counseling, but also offer financial literacy training to renters and homeless individuals and families.

SNHS Inc, Established in 1978, assists families and revitalizes distressed neighborhoods through sustainable home ownership, housing development and rehabilitation of distressed properties and resident empowerment.

Charles Rucks, Executive Director of Springfield Neighborhood Housing Services, Richard A. Walega, New England Regional Administration, U.S. Department of Housing and Urban Development and several other local officials will be on site for this event.


Welcome Mary Manley – Foreclosure Prevention Specialist & Award

With the number of foreclosures steadily rising in our area, SNHS was in need of someone who could not only advise and direct people in crisis, but someone who could also intervene on their behalf and who had the professional qualities we prize most.  In March of 2010, we were very fortunate to find a very competent and dedicated person…Mrs. Mary Manley.

After recently consulting in the mortgage field for two years as a loan originator, loan underwriter-and wearing a few other hats, she joined Sringfield NHS as our Post-Purchase Counselor.  During her short time here she has already served over 150 clients, secured nearly 40 loan modifications and stopping several foreclosures.

When asked, she identifies loss and/or reduction of income as the main reason for her busy schedule and increasing case load.  Her greatest frustration:  ”people coming in for help at the 11th hour”.  her best advice: “once you begin having problems paying your mortgage and you can’t see your way clear, don’t wait, get help right away”..

Mary was recently presented with a “Governor’s Citation Recognizing Dedicated Services to Homeowners in the Commonwealth”.

A true testament to her hard work, her compassion and her dedication.  Welcome Mary.  We’re all glad you’re here.


Loan Modification and Scams

What is a Loan Modification?  It’s when a borrower who is facing great financial hardship, having difficulty making their mortgage payments and is facing foreclosure, works with their lender to change the terms of their mortgage loan to make it affordable. 


But now there are many companies scamming the borrowers (you).  Below are a few things to look out for to protect yourself from Loan Modification Scammers:

  1. A company/person asks for a fee in advance to work with your lender to modify, refinance or reinstate your mortgage.
  2. A company/person guarantees they can stop a foreclosure or get your loan modified.  Nobody can make this guarantee to stop foreclosure or modify your loan. Legitimate, trustworthy HUD-approved counseling agencies will only promise they will try their very best to help you.
  3. A company/person advises you to stop paying your mortgage company and pay them instead. NEVER send a mortgage payment to anyone other than your mortgage lender.  If you find you are having trouble making your monthly payment, contact your mortgage lender.
  4. A company pressures you to sign over the deed to your home or sign any paperwork that you haven’t had a chance to read, and you don’t fully understand.  A legitimate housing counselor would never pressure you to sign a document before you had a chance to read and understand it.
  5. A company claims to offer “government-approved” or “official government” loan modifications.  Contact your mortgage lender first.  your lender can tell you whether you qualify for any government programs to prevent foreclosure. Remember, you do not have to pay to benefit from government-backed loan modification programs.
  6. A company/person you don’t know asks you to release personal financial information online or over the phone.  You should only give this type of information to companies that you know and trust, like your mortgage lender or a HUD-approved counseling agency.

SNHS Salutes Robbin Jones

Springfield Neighborhood Housing Service, Inc is proud to announce that Robbin D. Jones, our in -house Rehabilitation Specialist and Certified Lead Inspector recently graduated from NeighborWorks Training Institute.  He is now a Certified Green Building and Healthy Homes Specialist, which means that, in addition to his six other construction-related licenses and five other certifications, he is now certified to ensure that SNHS will be able to provide our customers with energy efficient, durable, healthy and environmentally responsible homes.

As Robbin continues his professional development, he is assisting us in building our capacity as an agency.  He is ensuring that we will continue to make a meaningful difference in the neighborhoods and communities we’re helping build, as well as in the lives of the people we are dedicated to serving.  Great Work Robbin!


Beware of Loan Modification Scams

With a growing number of households facing a loss of income or other circumstances that make it difficult to make ends meet, loan modification scams are a big problem.  In fact, homeowners facing foreclosure are losing their money and their homes to loan modification scams.


Even the most reasonable and scam savvy among us can be taken in by loan modification con men, especially when we become desperate…AND we are uninformed.


These scammers say they’ll negotiate with lenders to lower your interest rates or other mortgage changes.  Some “guarantee” a loan modification, while others charge exorbitant up front fees for services in states where it’s illegal, but never do anything for the homeowner.


Loan modification scams are changing and becoming more sophisticated everyday, but you can protect yourself with the right information.


As a rule, you should always check with us before you sign on the dotted line.


CURB APPEAL PROGRAM: Round 2 Completed!

Last year MassMutual announced the kickoff of a $150,000  ”Curb Appeal”  program to improve the exterior appearances of homes in neighborhoods along the city’s State Street corridor.


In it’s second year, residents in the neighborhoods along the State Street corridor were encouraged to apply for grants of up to $5,000 for a broad range of home improvements to fencing, or entry doors.  The program is being administered by Springfield Neighborhood Housing Services.


“Mass Mutual has long been committed to giving back to our community and, this program is a significant extension of that commitment” said Nick Fyntrilakas, Assistant Vice President, Community Responsibility.  ”We’re confident that this program will add to the significant progress already being made in State Street’s redevelopment efforts”.


Charles Rucks, Executive Director, SNHS, noted that Mass Mutual’s grant also helped SNHS secure an additional $600,000 in funding to assist city residents in achieving home ownership.  ”This program clearly extends SNHS’s goal to help transform families and revitalize distressed neighborhoods through sustainable home ownership, rehabilitation and recycling of blighted properties, and empowerment of our city’s residents,” said Rucks.  ”We thank Mass Mutual for their continued generosity and look forward to working with neighborhood residents that are committed to their homes and our city.  ”These grants will enable residents to enhance the appearance of their properties, bolstering the pride they have in their homes and making Springfield a better place to live”.
